Privacy Policy

Short version: I collect the least I can, I use it to answer you, and I do not sell it or hand your phone number to anybody. The long version is below because it has to be.

Who this covers

This policy applies to thatbrentmiller.com and to the text message program described below, both operated by BML&I Properties, LLC, an Ohio limited liability company located at 3293 Park St., Grove City, OH 43123, doing business as Brent Miller, Realtor. Brent J. Miller is a licensed real estate agent in the State of Ohio (license #2010002123) affiliated with Realty Forward. Where this policy says “I” or “me,” it means BML&I Properties, LLC and Brent Miller acting on its behalf.

What I collect

  • Information you give me. Your name, phone number, email address and whatever you type into a message or sign-up form on this site.
  • Basic usage information. Standard web server and analytics data such as pages viewed, approximate region, and the referring link. This is not tied to your name.

I do not ask for and do not want your Social Security number, financial account numbers or any other sensitive personal information through this website. If a transaction requires that later, it happens through the brokerage and lender, not here.

What I use it for

  • Answering the question you actually asked
  • Sending the monthly Grove City Note, if you asked for it
  • Sending you text messages, if you separately opted in to that
  • Real estate services you have asked me to perform

Text messages, and what happens to your phone number

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All of the categories described elsewhere in this policy exclude text messaging originator opt-in data and consent. That information is never shared with any third party.

You are texted only if you check a box on the ask form, text me first, or ask me directly to follow up by text. Nothing is automatic, and no number is ever bought, rented or imported from a list. If you opt in to text messages:

  • There are two separate opt-ins, recorded separately. One is conversational, about the question you asked. The other is optional Grove City market updates. Checking one does not check the other, and you can end either on its own.
  • Message frequency varies for conversational messages and depends on what you and I are working on. Market update messages are capped at 4 a month.
  • Message and data rates may apply, depending on your carrier and plan.
  • Reply STOP at any time to stop receiving messages. Reply HELP for help.
  • Consent to receive texts is not a condition of any purchase or of working with me. Leave the boxes unchecked, give me your email, and I answer there.
  • Carriers are not liable for delayed or undelivered messages.
  • I keep a record of your opt-in — the number, the date, and the exact wording you agreed to — because carrier rules require me to be able to show it. That record is used for nothing else.

Opting in to texts is separate from signing up for the monthly email. Doing one does not sign you up for the other. Full program terms are on the Text message terms page.

Who I share information with

I do not sell your personal information, and I do not trade or rent it. I share only what is necessary, and only with:

  • Service providers that run the plumbing, such as email delivery and website hosting, and only so they can perform that service.
  • My brokerage, Realty Forward, where required by Ohio real estate license law and brokerage policy.
  • Anyone you ask me to, such as a lender or title company you have chosen.
  • Legal authorities, where I am required by law to do so.

Again, and specifically: mobile phone numbers and SMS consent are excluded from all sharing.

Your choices

  • Email: every message has an unsubscribe link, and it works immediately.
  • Text: reply STOP.
  • Everything else: ask me to delete what I have and I will, subject to any records I am legally required to keep as a licensed agent.

Cookies

This site uses only what is needed to load the page and to understand basic traffic patterns. There is no advertising pixel retargeting you around the internet after you leave.

Children

This site is not directed to anyone under 18 and I do not knowingly collect information from children.

Changes

If this policy changes, the date at the top changes with it.
