The sections, and why they matter
Listing sites tend to call everything here "Pinnacle." The MLS does not. These are the names you will actually see:
- Pinnacle Quarry. M/I Homes, new single family construction around Heimat Haus Drive, priced $419,900 to $643,560 as of September 2026.
- The Greens at Pinnacle. Established production single family homes, around Snowy Meadow Drive and Sawgrass Street.
- Pinnacle Estates. Larger single family homes along Hirth Hill Road, generally $700,000 to $1.1 million.
- The Reserve and The Estates at Pinnacle Club. 3 Pillar Homes custom builds, the final 14 lot section, $1 million to $2 million.
- The Hamlet at Pinnacle. 3 Pillar Homes, on Club View Drive.
- Courtyards at Pinnacle. Epcon ranch villas, the low maintenance option downsizers usually ask about.
- The Mews at Pinnacle Club. Condominiums on St Andrews Drive and Carnoustie Circle.
- Pinnacle Woods. Newer single family homes on Pinnacle Woods Drive, built around 2018.
- The Cottages at Pinnacle. Tagged as its own neighborhood in the MLS.
What it means if you are buying here
Two houses a few streets apart can carry very different monthly costs. Recent listings show single family homes paying common area dues of roughly $50 to $70 a month, while full service condos, where the association handles lawn, snow, exterior insurance, water and trash, run several hundred a month. Neither is wrong. Just make sure you are comparing the payment and the services, not only the list price. The association publishes its covenants, budgets and minutes at pinnaclehoa.info. Read them before you write an offer.
Three things the listing will not tell you
Owning a home does not make you a golf member. Pinnacle Golf Club is private, and membership is its own decision and its own cost. The resident community center and pool are separate from the club.
How it was built shows up on the tax bill. Pinnacle's roads and infrastructure were financed in 2004 through a public community infrastructure financing authority that issued about $14.8 million in bonds. Communities built this way typically carry an extra charge on the property tax bill. Ask for the actual tax bill on any address, not an estimate.
A Grove City address is not a Grove City jurisdiction. The mailing address says Grove City, but parts of this corridor sit in Jackson Township. That can change which services you get and who you call. Check the parcel on the Franklin County Auditor's site, or send me the address and I will.
Schools
Pinnacle is in South-Western City Schools, but not every street goes to the same elementary. The builder of Pinnacle Quarry lists Monterey Elementary. The builder of The Reserve lists Buckeye Woods Elementary, Jackson Middle School and Grove City High School. The district assigns by street address, so a neighbor's school is not proof of yours. Who Pinnacle fits
Golf-minded and executive buyers who want the course out the back door. Move-up buyers who want newer construction with I-71 a minute away. And downsizers who want a ranch villa with the yard handled, especially in the Courtyards. It fits less well if you want to walk to Broadway. For that, look at Town Center or Beulah Park.
Around it
Southwest Crossing on Buckeye Parkway and the Stringtown Road shops are minutes away. Scioto Grove Metro Park, 620 acres with more than seven miles of trails along the Scioto River, is close by. Inside the development there are walking trails and Holton Park.
