Short version: put three Fridays on the calendar, plus trick or treat on Thursday the 29th. If you are buying, this fall is quietly one of the better windows you will get. And before November 3, read up on Issue 6 and Issue 28, because both land close to home.
1. October in Town Center
The Food Truck Festival and Shop Hop wraps up for the year with its last three Fridays, each one 4 to 9 p.m. in Town Center. The city stacked something extra on every one of them.
- Friday, October 2. The city's Minion Hunt kicks off and runs through the end of the month around Town Center. That night there is a showing of Minions & Monsters in Town Center Park, starting at 6.
- Friday, October 16. The Ladies of Longford play Town Center Park, 6 to 7:30 p.m.
- Saturday, October 24. Boo Off Broadway, the Grove City Area Chamber of Commerce's annual Halloween afternoon, noon to 3.
- Thursday, October 29. Trick or treat across Grove City, 6 to 8 p.m.
- Friday, October 30. The last food truck festival of the year, and the Midnight Market in Town Center Park from 6 to 9 p.m.: local vendors, artisans and crafters selling their own work.
What it means if you own here
If you have friends or family thinking about moving here, these are the nights to bring them. One Friday on Broadway tells somebody more about Grove City than a month of scrolling listings. And if your house is on the market near Town Center, expect traffic and tight parking on those Friday evenings, so schedule private showings earlier in the day.
2. Rates went up. Buyers did not disappear.
Higher interest rates are definitely affecting the market. But my advice is not to fixate on the Fed. Watch the 10-year Treasury instead, because that is what 30-year mortgage rates actually follow. Mortgage rates had already moved up before the Fed made its last announcement. By the time the headline hits, the rate you would be quoted has usually already changed.
Here is the part that gets lost: homes are still selling, and there are still buyers actively looking. People buy and sell houses for five reasons. Death, divorce, marriage, children and jobs. Those keep happening every single day, whatever rates are doing.
What it means if you own here
If you are buying, this is honestly a good opportunity. The buyers who do not have a real need to move are sitting this market out, so there is less competition. If you can afford a home at around a 7% rate, you can get deals right now that you could not get in a crowded spring.
If you are selling, the flip side is good news too. The buyers still out there are the ones who have to move, which means the people walking through your house are serious. Price it for the market we have, not the one we had.
3. Election Day is Tuesday, November 3
Beyond the state house, state senate and the other candidate races, there are two big local questions on the Grove City ballot.
Issue 6: the South-Western City Schools bond. This is a no-new-millage bond issue, which means it would not raise the district's current tax rate. If it passes, the district receives about $113 million from the Ohio Facilities Construction Commission to replace Grove City High School and Westland High School, and to make improvements at Franklin Heights High School and Central Crossing High School, including athletic facilities. The district is holding a Coffee & Conversation on Issue 6 on Friday, October 2, at Southwest Public Libraries in Grove City, if you want to ask questions in person.
Issue 28: the Community Consent Amendment. This is the charter amendment covered in September's note. It would require a citizen vote before certain large developments can get city approval: 50 acres or more, more than 20 megawatts of electricity at peak, or more than 500,000 gallons of water a day. It now has its issue number, 28.
What it means if you own here
Both of these touch Grove City homeowners directly, one through the high schools and one through what can get built here. You will not get a recommendation from me on either. What I will ask is that you be well informed: read the actual ballot language, read about both issues from more than one side, and make an informed decision. - How Issue 6 and Issue 28 come out on November 3
- Whether the buyers sitting out now come back before the spring rush does
