Short version: new Fischer homes in Farmstead start around $405,000, resales closed at a median of about $534,000 this year, and the HOA is $180 a quarter. If you are choosing between a new build and a resale down the street, the builder's rate buydown is often worth more than the price difference. Run both payments before you decide.

The three collections
- Maple Street Collection. Six plans, about 1,413 to 2,626 square feet, from $404,990. The entry point.
- Designer Collection. Fifteen plans, about 1,501 to 3,888 square feet, from $432,990. Select ranch homes in this collection include lawn care and snow removal, which is what brings downsizers here.
- Masterpiece Collection. Nine plans, about 2,091 to 4,204 square feet, from $593,990. The largest homes, up to six bedrooms.
"From" prices are the base plan. Lot premiums, structural options and design selections are where a new home's final number is made, so ask for a fully optioned price on the plan you actually want.
New build or resale: the real comparison
Builders can offer rate buydowns and incentives that a resale down the street cannot match. If you are comparing the two, that gap is the whole conversation. In September 2026, Fischer was advertising a five year buydown as low as 4.75% on select quick move-in homes, while regular 30 year rates sat near 7%. On a $450,000 loan, a two point difference in rate is several hundred dollars a month.
So a resale listed $30,000 below a comparable new home can still cost you more every month. The resale may win back the difference in other ways: finished basement, fence, window treatments, mature landscaping, an appliance package, no wait for construction. Compare the monthly payment and the move-in cost side by side, not the list prices.
What it means if you are selling in Farmstead
Your competition is not only the other resales. It is the model home around the corner with a buydown attached. Price for that, and put everything a new build does not include front and center. Resales here have been going quickly, with a median of about two days on market this year, and those are the well-priced ones.
Things to check before you write an offer
Which phase, and what is still coming. Farmstead is built in numbered phases, and the plan included land reserved for a future elementary school and an extension of Hawthorne Parkway to Jackson Pike. Ask what is planned behind the lot you are looking at.
The tax bill. New construction is often taxed on the land alone at first, and the bill jumps once the house is assessed. Ask for a projection on the finished value, not last year's bill.
The jurisdiction. Farmstead's plats are approved by Grove City, but this corridor was annexed from Jackson Township and nearby parcels are still township. Check the parcel on the Franklin County Auditor's site for any address outside the main subdivision.
The right Farmstead. There are other Farmsteads in Ohio, including one in Richfield near Cuyahoga Valley. If a search result says Farmstead with no city, check before you read further.
Who Farmstead fits
First time new construction buyers, growing households who want a larger floor plan than the older south side offers, and downsizers who want a ranch with the yard handled. It fits less well if you want a mature tree canopy or to walk to Broadway. For those, look at Briarwood Hills, Farmbrook or Town Center.
